Selling Process Summary

 

Selling your home can seem quite complicated at times. The Costa Group simplifies the entire process in order to protect your equity while selling your home as quickly as possible. We also avoid the common pitfalls made by many other agents.

 

 

Here is the entire process summarized.

1.  Prepare your house to be placed on the market.

(clean, clutter free, and smelling great!)

 

2.  Receive The Costa Group's prelisting package

(very important to review so you know what to expect at our first meeting and during the entire selling process)

 

3.  Listing presentation

(lasts about 5 - 25 minutes, we put your home on the market)

 

4.  Weekly updates from my personal assistant, monthly reviews via phone

     

(Marketing plan discussed, Buyers and Real Estate Agent's responses to showings)

 

5.  Receive and Negotiate a contract(s)

     

It's not uncommon to receive multiple offers

 

 

Once you have agreed with a buyer on the terms and conditions of the contract, we move to the next part of the deal - UNDER CONTRACT.

 

 

1.  Loan Pre-Approval Letter Home Inspection

     

(we suggest doing this as soon as your house is listed and put on the market, ask us about this)

 

2.  Financing Approval

     

(this is dependent upon many items, usually to include purchaser's income, job history, and credit score. The appraisal is always a BIG issue as well - ask us about this)

 

3.  Hiring an attorney to prepare your deed - we hire the same attorney for all of our deals - ask us about this. Purchaser decides where the closing will be and they call you for your pay offs for your loans. Termite test, water test (wells only), and septic test

     

(seller pays for termite test, seller pays for water test, seller pays for septic test.)

 

4.  Transfer of utilities Buyer walk through

     

(typically takes place the day before or day of closing)

 

5.  Closing - the BEST part!

     

(you get your 93%, and we get our 7%.)

Many variables consist of every deal and many are out of our control and yours. This by no means is a guarantee of how your transaction may take place.
