Obviously, you realize that there are two kinds of agents out there. There are passive and active. I am an active agent, meaning when you list your home with me, I will spend the majority of my time actively marketing your home and to the other active agents in this area. The third, and probably the most important benefit, is the amount of time it takes me to sell your home. A study has been done that shows homes that sit on the market for more than 30 days become “market worn.” This means the longer it sits on the market the less likely it is to sell and the less likely you are to get a fair price. My goal for every listing I take is to sell it within the next 30 days. This is an aggressive strategy! In other words, I would rather see you receive 3 or 4 contracts and reject them all instead of not have any contracts at all. Doesn’t that make sense?

My average days on the market for each listing I take is only 35 days! Meaning, when you list your home with me, you can feel comfortable and confident that I will sell your home. I’d love to make your property my next sale!

My average ratio of list price to sold price is greater than my competition as well. The market average of list price to sold price is 97% while my average is 98%! For example: If you sold a home for $200,000 and listed with another agent you will only get 97% of what it is listed for. When you list your home with me, I get 1% more for the sale of your house. Using the example of a $200,000 house, that will make you $2,000 more when you sell your home!
