I’m sure you have already realized it is difficult selling your own home. Statistically, 98% of all For Sale By Owners end up listing with a Realtor. Obviously, you are knowledgeable about the benefits of advertising your home to as many people as possible. I would like to explain the benefits of listing with a Professional Realtor, like myself.
The first benefit is the Multiple Listing Service (MLS) – this allows your property to be seen by every agent in our board. There are 425 real estate agents here in Waynesboro, Staunton, and Augusta County alone. That’s a lot of Realtors!
If you list with me, I will make sure the 100 Top Producing Agents in this area know about your home. These are the agents that do the majority of the work and sell the majority of the homes in this area.
The second benefit of listing your home with me is My PLAN OF ACTION. My PLAN OF ACTION is a Professional system. It is designed to sell your home as quickly as possible, sell your home at the greatest possible price, and sell your home with the least amount of problems.
The third, and probably the most important benefit, is the amount of time it takes me to sell your home. A study has been done that shows homes that sit on the market for more than 30 days become “market worn.” This means the longer it sits on the market the less likely it is to sell and the less likely you are to get a fair price. My goal for every listing I take is to sell it within the next 30 days. This is an aggressive strategy! In other words, I would rather see you receive 3 or 4 contracts and reject them all instead of not have any contracts at all. Doesn’t that make sense?
My average days on the market for each listing I take is only 35 days! Meaning, when you list your home with me, you can feel comfortable and confident that I will sell your home.
